The Independent Architectural Draftsman Consultant operates as our primary technical production partner on a flexible, project-by-project contract basis. In this role, you will be responsible for transforming pre-vetted spatial data and client intake criteria into precise, high-tier architectural drawing sets using advanced Building Information Modeling (BIM) workflows. You will work independently from your own workspace to digitally model, draft, and compile complete, multi-layered blueprint packages-including site layouts, foundation grids, structural sections, and certified electrical/plumbing schematics. All designs must be meticulously coordinated to ensure 100% compliance with local CH&PA boundary setbacks and commercial bank mortgage requirements. Additionally, you will generate photorealistic 3D interior/exterior color renderings and manage up to three rounds of minor layout adjustments per project. This position is strictly focused on technical design execution; all corporate marketing, financial invoicing, and client communication are managed entirely by Apex Designs, allowing you to focus exclusively on drafting excellence.

Key Responsibilities

  • Technical 2D Drafting: Translate pre-vetted client intake forms and land transport dimensions into precise, multi-layered 2D working drawings using Autodesk Revit.
  • 3D Building Information Modeling (BIM): Build complete, accurate 3D digital architectural models to coordinate spatial flows and structural elements.
  • Photorealistic Rendering: Generate high-resolution, full-color 3D interior and exterior renderings (using Lumion, Twinmotion, or similar engines) for client visualization.
  • Blueprint Package Compilation: Compile complete, bank-ready blueprint sets inclusive of site plans, foundation grids, structural sections, elevations, electrical grids, and plumbing schematics.
  • Regulatory Compliance Coordination: Cross-reference all layouts with local Central Housing and Planning Authority (CH&PA) setback laws and municipal zoning guidelines to ensure 100% permit approval viability.
  • Layout Revisions: Execute up to three (3) rounds of minor design modifications based on consolidated client feedback within pre-agreed project timelines.
  • Quality Assurance & Collaboration: Maintain strict line-weight discipline, printing accuracy, and deliver clean, organized project files to the Managing Director at each milestone checkpoint.
  • Plan Certification (If Licensed): Affix a professional legal signature and structural stamp to finalized commercial or premium residential drawings prior to local authority submission.

Requirements

  • Educational Background: Possession of a Bachelor’s Degree or Diploma in Architecture, Technical Drawing, or Civil Engineering. (Advanced or final-year University of Guyana Architecture students with exceptional portfolios are strongly encouraged to apply).
